Rent
Rent is due on or before the 1st day of each calendar month. Payments made after the 4th day of the month will be deemed late.

Late payments will be charged a $25 late fee on the 5th day of the month. If Rent is not paid by the 15th day of the month, an additional seventy-five dollar $75 late fee will be assessed for any amount still due.

Maintenance
Residents should at all times maintain the appliances, furnishings, equipment, and fixtures in good condition and in a reasonably clean and safe manner. Residents will be responsible for all costs related to the repair or maintenance of a plumbing stoppage or damage to the property caused by the resident.

Pets & Service Animals
It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This also includes residents that do not own a pet or animal. We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file.

Landscaping
We provide landscaping for the front yards and community areas in our rental communities. Backyard maintenance is the responsibility of all residents however, we offer backyard maintenance for an additional monthly fee. For more information on additional lawn maintenance please reach out to the office.
We DO NOT offer lawn maintenance for properties that are outside of the rental communities. This could be available in the future so check back for updates.

Weather Safety
We all know Oklahoma's weather can be a bit unpredictable, especially in the spring. We encourage all of our residents to stay weather aware and have a plan in place for inclement weather conditions. Our residents' safety is just as important to us as our own. While we do not provide storm shelter's in our homes, we offer to have one installed for an additional monthly fee.
